			<content:encoded><![CDATA[<p>A client approached us about another house that ECSI had built, and he said he&#8217;d like something similar, but changed up a bit. Starting with the previous drawings and floorplans, we set about to incorporate all of the client&#8217;s own ideas into a new design. We ended up with something that resembles the original in concept but is unique in nearly every detail.</p>
<p>This was a fascinating project to be a part of: lots of customer input and interaction, many technical design and construction details to work out, and a beautiful product in the end!</p>

<p>Some friends of ECSI owner Bill Eason had been considering and designing an addition to their cozy 1950s ranch in Pine Hills for about eight years. They had owned the house for some time, and with their two girls approaching school age, the need for them to have separate bedrooms was growing as well. The two-bedroom house suffered from a tiny kitchen that also contained a laundry closet, and a very small bathroom for the master bedroom.</p>
<p>Their plans involved bumping out the back of the house on both basement and main floor levels.The main level would provide them with a doubled kitchen with breakfast area, a full laundry room on the main, a spacious master bedroom, master bath, walk-in closet, and a screened porch overlooking the wooded backyard.</p>
<p>Because of the slope of their lot, the new basement space would have 9&#8242;+ ceilings (about 2&#8242;-3&#8242; more headroom than the old basement), yet still provide walkout access and ample daylight. The expansion would provide a much-needed interior staircase into the basement, which previously was accessed only by an exterior stairwell. This was particularly important because the new basement would contain a large playroom, full bathroom, storage closet space, and a tool room, in addition to access into the original portion of the basement.</p>

			<content:encoded><![CDATA[<p>In this project, we began with a split-level that had already been opened up some on the main level by an earlier owner. However, the kitchen was still very tight, and the clients wanted to push the kitchen out into the open living area. Unfortunately, there was still a short, loadbearing wall in the way. By engineering a pair of beams, one spanning 28&#8242;, we were able to remove the last loadbearing wall in the middle of the house and create the kitchen they wanted, complete with a big eat-in island.</p>
